Section 42 FAQ

  • What is Section 42?

    Some of our apartment complexes are considered Section 42 properties.  This means that these locations are committed to offering apartments at affordable rates that comply with the guidelines established by the Wisconsin Housing and Economic Development Authority and the State of Wisconsin. 

  • What does this mean for you?

    All tenants, regardless of property, must apply and be approved by Diamond Property Management.  See https://www.rentwithdiamond.com/application-faq


    Once approved by Diamond Property Management, applicants looking to move into a Section 42 property must be approved by a third party compliance specialist.  This is done through an additional application that involves verifying the income and assets of all individuals living in the home.   There are Income Limits in place for all Section 42 locations, more information on Income Limits is found below.


    There is also a $50 compliance application fee that applicants pay.  Please note that we will credit that $50 payment towards their tenant ledger if/when the tenant is fully approved and has signed the lease agreement. 


  • What are Income Limits?

    Part of the compliance process will verify the amount of income your household earns.  There are limits set by each county that cannot be exceeded.  It is possible for tenant(s) to be denied for having household income that exceeds these income limits.   


    The table below identifies the approximate income limits, per the number of people residing in the home, on a county by county basis.
